The Home facilitates 128 beds, 77 which are private and 53 that are basic. Opened October 1, 2004, we are a beautiful modern, state of the art facility.

Residents enjoy a variety of delicious and well-balanced meals. All menus are reviewed by our Registered Dietitian to ensure residents' nutritional requirements are met. 

The Recreation Department provides a variety of programs and services. A program calendar reflecting the social, physical and spiritual needs of our residents is developed monthly and mailed to all families.

Staff members at the Home are caring and sensitive to the needs of the people entrusted in their care. Many speak several different languages including German and Dutch, a real benefit to those residents who have reverted back to the language of their origin. Hired for their skills and love for seniors, staff receive ongoing education to keep up with a changing work environment.

Beyond basic needs, the Home provides many amenities and services to promote enjoyment of life for all those under its care. The new expanded Home is made up of four separate and distinct neighborhoods complete with dining areas and recreation/leisure lounges designed to promote a home-like environment. 

General Info

As the population ages, housing for seniors can become as critical as health care. The upkeep of the single family residence often becomes onerous. Seniors seek alternative accommodation such as the rental of an apartment or the purchase of a condominium unit where maintenance is the responsibility of a Landlord or Condominium Corporation. But rents are subject to increase year after year and a condominium unit may be difficult to sell if the need arises. Into the mix of choices for accommodation for seniors has been introduced the concept of the `Life Lease'.

A life lease is defined by Canada Mortgage and Housing Corporation as a legal agreement that permits the purchaser of a dwelling unit to occupy that unit for life in exchange for a lump sum prepayment and monthly fees.

Life lease is an innovative way to ensure mature adults can live in comfortable and affordable housing throughout their retirement years, but without the responsibilities that accompany home ownership. Residents purchase the "right to occupy" their unit often based on the bottom line cost to construct it. Occupants have the exclusive use of their suites and an opportunity for capital appreciation - the same benefits as home ownership. You can sell your townhome at any time and any capital appreciation is yours, less an agreed upon selling fee. Waiting lists for available units will be kept by the Home, so when a townhouse comes up for sale, potential buyers can be contacted. The only restriction is that the new occupant must also be 55 years or older.

In summary, United Mennonite Home retains ownership of all this property in order to ensure that only seniors occupy the townhomes and that the quality of the community is maintained. Occupants buy the "right to occupy" a townhome by paying a lump sum payment and can sell this leasehold interest at any time and any capital appreciation is yours.   

The Concept of Life Lease

The remaining units have this Floor Plan. This is the most popular unit providing comfortable living space at a very reasonable cost. A few of those which are end units offer the optional side entrance. Also, a few units were built with the optional additional 3 piece bathroom.

This is the largest of the three floor plans. There are only 5 units in the complex of this type, all located on the west side of Simons Lane. Each townhome in this plan has two bathrooms, one of which is an ensuite.

OVA Newsletter & Calendar

 Heat, lights and water are included in monthly rent. Individual heat control is available in each room.

 Space for units is available but installation will be at the tenant’s expense, plus a seasonal levy to help with utility costs.

 Service is provided by the UMH at a competitive monthly fee. Billing will be through the UMH.

 Tenants in the apartments supply their own furniture, bedding, linens, etc.

 Conventional tile coverings are provided. Carpeting is at tenants’ choice and expense. Carpet may not be nailed or glued to the floor. Please check with staff for installation instructions. Removal is the tenants’ responsibility.

 Balconies are not to be used as a storage area. Only outdoor furniture is allowed. No holes are to be placed into the brickwork; no hanging of blinds or plants, as well as no hanging baskets off of the railings. Bird feeders are not allowed without permission from the landlord. 

 Fully furnished laundry rooms are situated on the second and third floors, complete with sink and washers and dryers.

 Fees for Lifeline and Cogeco Cable will be added to the monthly rent cheque. Lifeline will be added at the monthly rate of $36.00 and cable TV will be added at the rate of $59.00 per month for the Value Pack. Any extra services with Cogeco (ie: internet) will be at the tenants expense and will need to be arranged directly with Cogeco.

 One space is assigned per apartment unit if needed. There is also special parking for visitors.

 The front door is locked at all times.  You will be given a key to your apartment, as well as to the outside entrance. Tenants are not allowed to change the locking system without permission. 

 Enterphone systems provide apartment entrance communication and entry control through your telephone. When a visitor places an Enterphone system call to your apartment, your telephone will ring with a distinctive sound – two quick rings – so that you can distinguish between an entrance call and a telephone call. Just pick up your phone and talk to the visitor. To let the visitor in, press “6” on your phone and then hang up. The entrance door will automatically unlock and your visitor may enter the building. To refuse entry, simply hang up. Always be sure you know the person you are letting in!!!

 If tenants wish, they might be involved in our “Good Morning” program. When moving into Orchard View you will receive a door hanger. This is to be placed on the outside of your door daily before 10:00 a.m. with the “Good Morning” facing towards the hallway. Supportive Housing staff will turn these over when they make their rounds. If your hanger is not out, staff will knock on your door to be sure that all is well.

 Staff on site 24 hours a day. Life Line is part of the mandatory options, at an additional cost.

 The Harvest Room is located on the ground floor across from the auditorium. This room (as well as the auditorium) is also available for family functions, etc. depending upon availability. Speak with the Supportive Housing Manager for reservations.

 The lounge is stocked with a variety of puzzles and the daily newspaper. Coffee is available here daily.

 This room is available across from the auditorium and is equipped with a pool table. This room is available to all!

 Tenant meetings are held by the administrator annually to discuss various tenant concerns or to update tenants on any apartment issues. Minutes are kept from these meetings and are posted on the bulletin board.

 Tenants are encouraged to take their concerns directly to the Supportive Housing Manager. If she is unable to resolve the issue, the Executive Director will attempt to resolve the issues.

 Boxes are located in the lobby. Your room number will correspond with your mailbox number. You will be given a key to open your box. Mail delivery and pick up is Monday thru Friday.

 Stocked with staples, gift items and notions. The Tuck Shop is managed by volunteers for the benefit of tenants. Please check the sign on the door for operational hours.

  For your availability, the Business Office is open Mon. to Fri. 1:00pm to 4:00pm.

 Orchard View is designated as smoke/vape-free.

 Pets are not allowed but permitted by visitors if accompanied by owners.

 This room is located on the first floor for your garbage and recycling.

 Any modifications to the interior and balcony are not allowed without permission from the landlord.

 The hairdresser comes into the Home weekly and services both women and men. The salon is located across from the Celebration Room. Please check there for times and price list.

 Foot care is available every six weeks for a minimal cost. The dates are posted on the bulletin board. Sign up sheets are in the Supportive Housing office.

 If you are unable to go out for your lab work LifeLabs will come to your apartment for a fee. They are here every Thursday morning by 7:00 a.m. Please see Supportive Housing Manager for details.

Community Support Services of Niagara Region:

 If a tenant has no family / friends available to drive to doctors’ appointments, the Supportive Housing Manager will assist you in applying for these services. These services are available for a minimal fee.

 Church services are held in the auditorium at various times throughout the week. For times and dates please see the bulletin board, or the monthly calendar.

 Noon meals are offered in the Celebration Room on a daily basis. This is included in the care services of the care suite tenants. Those who live in the apartments are welcome to join with the others. Two hours notice is required. Menus are posted on the bulletin board, as well as the cost. Special diets will be accommodated for with a written note from your physician. Supper meals are available at a reasonable cost.  Requests need to be made to the Supportive Housing office at least one hour before the scheduled time.

Common Facilities and Amenities

- You have physical limitations that make your personal care or homemaking difficult or  impossible.

- You have no family members available to assist you.

- You have had surgery or are temporarily unwell.

- An emergency or unusual situation arises that requires immediate help.

Services Available Through Supportive Housing at Orchard View

- Assistance with washing/bathing/showering

- Arranging rides to medical appointments

- Providing reassurance with morning safety checks

- Tuck shop/beauty salon/barber/foot care onsite

 Nursing services are not available on site.

Standard Features

Orchard View offers the choice of either an independent lifestyle or the assisted living accommodation. The choice is yours, depending on your needs and circumstances.

There are (27) one and (3) two bedroom apartments available complete with balconies, all at affordable rates. You have the freedom to decorate with your own furniture and personal effects. Some rent-geared-to-income subsidies are available, if eligible.

Supportive Housing staff on site around the clock (24 hours/day). See the section under "Supportive Housing" for details on services available and who is eligible. Some of these services are free while others are available on a "fee for service" basis. A tenant may purchase meals at any time from the adjacent Home.

Monthly fees include: all utilities including heat, hydro, and water; and ample parking.

Care Suites are designed for seniors who enjoy their independence but need some help and assistance. Each care suite consists of a single room, 4-piece baths and private balconies. With no housework and main meal preparation to worry about, there is ample opportunity to enjoy leisure time and socialize with friends. Assistance is available for bathing and supervision of medications. Accommodation rates are affordable. Subsidies are available, if eligible.

Monthly fees include: weekly housekeeping and linen service; appetizing and nutritious noon meals with supper meals available for a nominal fee; and access to the Supportive Housing activity program.

Independent Living With Care

To qualify for an apartment, the tenant must be at least 60 years of age, or if involuntarily retired from the work force, then at least 50 years of age. In the case of couples, at least one partner must be 60 years or older in order to qualify for an apartment. While serving the Mennonite community, its doors are open to all persons who meet the age criteria regardless of race, religion or ethnic background. Canada Mortgage and Housing Corporation (CMHC) has assisted with the construction and operation of this project from its inception in 1982, and through them some subsidies are available. Tenants with low income may apply and receive "rent-geared-to-income", if eligible. 

Eligibility for an Apartment

United Mennonite Home is a Christian not-for-profit, charitable organization. The mission of the Home is to provide professional care with compassion following the fundamental principle that a long-term care home is primarily the home of its residents and is to be operated so that it is a place where they may live with dignity and respect, in security and comfort and have their physical, psychological, social, spiritual and cultural needs adequately met. This fulfills the Home’s mandate “to do unto others as you would have others do unto you.” 

Motivated by Christian principles, the Home cares for its residents in a manner as you would have others do unto you. As an added measure, we care for our residents with compassion. These principles suggest the highest commitment of uncompromised, personal care. They far exceed any ministry guidelines or industry standards. 

The vision of the Home is to appeal to seniors province wide, regardless of their background or status in life.

Care Philosophy

United Mennonite Home provides a wide variety of convenient services in collaboration with a diverse group of individuals and area businesses to meet the needs of our residents:

Available Services

 are approximately 231 sq. ft. in size consisting of a bed-sitting room with a small kitchenette, a four-piece bath, and a balcony. The cost of a care suite includes rent and supportive services (including housekeeping, laundry services and a meal plan for the noon meal). The cost is $1,278.00 per month; which is $633.00 for rent and $640.00 for care services. 

 units are approximately 510 sq. ft. in size, consisting of a living room, kitchen, one bedroom, a four-piece bath, and balcony. The rent for a one-bedroom apartment is $859.00 per month.

 units are approximately 701 sq. ft. in size, consisting of a living room, kitchen, two bedrooms, a four-piece bath, and balcony. These units are available for couples only. The rent for a two-bedroom apartment is $933.00 per month.

 Lifeline $36.00 per month and Cogeco cable TV $59.00 per month. Both will be added to rent costs.

The Recreation Department provides a variety of programs and services for our residents and works very hard to provide an enjoyable and stimulating atmosphere. Residents are encouraged to be active in the interesting and fun activities offered. Each month a calendar is issued highlighting activities for each floor which meet the residents social, emotional, intellectual, physical and spiritual needs. Families are always welcome to participate!

The programs offered in Supportive Housing are designed to meet the social, spiritual, and recreational needs of all tenants. Numerous activities and events are offered regularly. Church services are available on the premises as well as next door at the Vineland United Mennonite Church. As well, coffee is always available in the library.
